Interior Details - Entering the Villa
A partially arched covered courtyard, paved with terra-cotta and marble detailing provides a very warm welcome. You enter into a spacious light and high ceilinged salon with terra-cotta tiling. There is a large traditional fireplace in pierre de bourgogne and an adjoining tourette is a feature to be enjoyed as a library / study / music area. Wide and fully retractable sliding doors open onto a pergola covered terrace. The room is attractively and very comfortably furnished. Seated inside you can enjoy stunning views of the olive tree covered countryside to the shore line of the Mediterranean that often seems so near on bright clear days.
The Dining Room
A few steps up and you are in the dining room. The same terra-cotta flooring sets off the traditional long chestnut dining table. A dresser, corner cupboard and sideboard combine with a sofa to give an air of comfortable informality. This room adjoins the kitchen divided from it by an open bar top, screening kitchen activities but still providing another more informal place to drink and eat. Two sets of fully retractable doors open onto a wide covered terrace. Whether you sit inside or out you can dine and enjoy the twinkling lights of the coast and the myriad lights of Grasse and its floodlit Cathedral - your own private son et lumiere every night.

The well Equiped Kitchen
The stylish provencale kitchen s equipped with an American fridge-freezer, a Neff double oven and a Smeg hob beneath a traditional hotte (kitchen chimney ) where you have the sensation of being in a centuries old kitchen. From the kitchen you look out to the village of Magagnosc and its old church. Just outside there is a lawn and a herb rockery and a barbecuing area. Close to the kitchen there is a large laundry room, a larder/cellier and boiler room. Off the dining room there is an elegant guest cloakroom with marble wall tiling and a mosaic frieze. On this same level a rear covered passageway, provides an alternative attractive way around the back of the villa to the kitchen.

Upstairs at Villa Lou Miradou
4 Comfortable Bedrooms with en-suite Facilities
The 4 south facing bedrooms are reached from the salon by an elegant curving staircase with a fer forge handrail. We specified that the bedrooms, which are all on the same level be laid out so that the Master bedroom, and the principal guest room, are situated at either end of the villa with two additional guest bedrooms in between. The master bedroom is decorated in ivory and cream and includes a walk-in dressing room and features french windows opening on to a small rear terrace and provides a way out to the grassy upper terraces and orchard. There is a 1600mm wide double bed, an antique chest of drawers and a provencale painted dressing table. It also shares with the adjacent bedroom a deep sun terrace, splendid for lying out on a chaise longue to capture the early morning sights and sounds or the twinkling lights of the Riviera at night. A large bathroom tiled in ivory and cream includes a Villeroy and Boch bath, a separate tiled shower, double basin and WC This and all the other bathrooms are also fitted with large mirrors and provencale wooden cupboards.

The principal guest room is finished in a pale rose-ochre colour and the bathroom in a palette of ochres. Twin 900mm x 2m beds make a large double. From them you can look out through french windows over olive trees to the coast in the distance. There is a large mirrored wardrobe and provencale painted dressing table. The bathroom includes a double basin, a Villeroy and Boch bath with a special shower section and glass water shield. There is a separate WC room at the entrance.
There are two other double guest rooms, both having twin 900 m beds which can be made into a large double. Adjacent to the ochre room is the yellow room, perhaps the most provencale in appearence with french windows overlooking the pool. The bathroom has yellow and white tiling, a Villeroy and Boch bath with special shower section and a glass water shield and WC. Adjacent to the master bedroom is the blue bedroom which uses a bluish lavender colour, very typical of Provence, and has a bathroom using a similar colour and blue stripes. A large mirrored wardrobe imparts a spacious air. The bathroom has a tiled shower, basin and WC. This is the bedroom that shares the large deep sun terrace with the master bedroom. All the bedrooms are l light hearted and their flooring is covered in a natural coloured moquette. Ceiling fans with remote control are fitted to each bedroom.

Furniture and decorations
Throughout the Villa there are many original paintings and numerous pieces of brocante. The furniture combines English antiques with a blend of painted country provencale traditional pieces and fer forge tables. Interior lighting combines low voltage ceiling spots with more traditional 19th century wall fittings and a magnificent chandelier in the salon. Exterior lighting surrounds the villa and courtyard. When combined with the pool lights the effect is magical! Heating is provided by a natural gas fired under-floor system throughout and provides a cosy gentle even warmth. For sheer fun, the large tall salon fireplace draws well when lit with logs and provides a glow right through to the kitchen. A VMC air circulating system runs continuously to maintain a constant moisture level. Shutters for the main downstairs windows are automatic and can be controlled from a central switch. Elsewhere there are wooden slatted shutters and fer forge grills.
